We’re excited to have you as our new tenant(S)! Here’s an outline of some rules and tips to make your stay as enjoyable as possible. Remember, this is your home, please take care of it as such!
1. Management Hours: M-F 7am-3pm In case of an emergency (power outage, heat issue, major water leak), please leave ONE (1) voicemail or ONE (1) text message. Someone will get back to you as soon as possible during the above business hours. The office is closed for all major holidays. In the event of a life-threatening situation, call 911. Examples: crime activity, break-ins, gas leak, etc. In case of an emergency that needs immediate attention i.e. work order, please call/text or email at: Joe 312-217-5101 or newplaninc8@gmail.com
2. NO PET POLICY UNDER ANY CONDITION PER YOUR LEASE AGREEMENT
3. No smoking in apartments or common areas.
4. All move-ins and move-outs to be done using the rear entrance.
5. Apartment is to be left in the same condition as you received it, without any damages, abuse, or any items left inside. Property manager is to be contacted 5 days before moving out to schedule a final walk-through and return of keys. Apartment is not considered officially released until management is in receipt of keys. Please note: if your move out date is at the end of the month and keys are not turned in until the 1st day of the next month, the tenant is responsible for the entire next month's rent. Management does not prorate your rent.
6. Carbon and smoke detectors should not be removed for any reason. It is your responsibility to replace batteries when the beeping occurs or when necessary in your own apartment.
7. Tenants are responsible to have all utilities turned on in their name after the initial move in inspection has occurred with a passing approval. Owner will immediately have their name removed from the utility accounts so the tenant can place their name on the account and not have a service interruption. In the event of a gas or electrical outage, the tenant is responsible for furnace, water heater, or other appliances to be relit on the pilot light.
8. Common areas and yards to be kept clean by tenants.
9. Tenants are not allowed to change locks.
10. Tenants are not allowed to have BBQ grills on front or back porches or within 8 feet of the building.
11. No loitering around the property. Gatherings should be held inside the apartment and not common areas, porches, or front/back yards.
12. Garbage and debris should be placed inside garbage cans. If extra cans are needed, call 311 and request them to be delivered.
13. If applicable, management recommends for tenant to purchase a step stool or small ladder, so you have the ability to change your own light bulbs and batteries for smoke/carbon detectors. It is your responsibility to purchase these items after you move in.
14. Management also recommends for tenant to purchase renters insurance. Management is not responsible for personal damages to personal items related to water leaks, fire, smoke, crime, etc.
15. Reference your lease concerning late fees or past due rent. Rent is due on the 1 ST of the month; rents received after the 6 th may be subject to a $50 late fee.
16. Any type of violence or everyday activity within your apartment is your responsibility. Repairs/costs resulting from negligence or any situation outside of normal wear and tear, will be charged back to you. The apartment should be maintained and vacated in the same condition as when you initially moved in.
17. Tenants will be charged for all damages as follows: but not limited to:
18. All charges for repairs will have to be paid in full before services are rendered or from the date the property manager noticed the defect and brought it to the tenants’ attention. CHA will be informed about any and all abuse or neglect to the apartment which could jeopardize your voucher. The property manager and or a maintenance personnel will periodically check your building, common areas, etc. which may require emergency access to your apartment, without ample notice, in order to remedy or the emergency i.e. plumbing leak, fire etc.
No noise or other sound is permitted which disturbs other occupants from quite enjoyment of their apartment or common areas of the property. Pursuant to paragraph Music and amplified sound of Chicago Noise Ordinance the following rules are set forth:
19. No person on the public way shall employ any device or instrument that creates or amplifies sound, including but not limited to any loudspeaker, bullhorn, amplifier, public address system, musical instrument, radio or device that plays recorded music, to generate any sound, for the purpose of communication or entertainment, that is louder than average conversational level at a distance of 100 feet or more, measured vertically or horizontally, from the source.
20. Between the hours of 10:00 p.m. and 8:00 a.m., no person on any private open space shall employ any device or instrument that creates or amplifies sound, including but not limited to any loudspeaker, bullhorn, amplifier, public address system, musical instrument, radio or device that plays recorded music, to generate any sound, for the purpose of communication or entertainment, that is louder than average conversational level at a distance of 100 feet or more from the property line of the property from which the noise is being generated.
21. No animals are permitted in the property or the apartment without the Lessor’s prior written consent; which is deemed a license revocable with 10 days written notice by Lessor.
22. Entry ways, passages, public halls, and common areas may not be obstructed in any way and may not be used to recreation congregation or play in any manner that might endanger any occupants, invitee, or licensee of the building.
23. Washer and dryers may only be used in those areas designated for their use. No washers and dryers are allowed in any individual apartment and all laundry facilities (if applicable) must be used in accordance with posted guidelines.
24. All deliveries, except small packages, must be made through the rear service entrance designated for special deliveries.
25. No vehicle or bicycle is allowed in the common areas of the Apartment Building unless there is a specific area designated for the same.
26. No sign or advertisement shall be placed in, around or upon any area of the Apartment Building without prior written consent of the Lessor, which consent shall constitute a license revocable immediately upon written notice of the Lessor.
27. No items or personal property shall be placed in around or upon any area of the Apartment building. No littering or disposal of garbage is allowed in any of the hallways, common areas or grounds of the Apartment Building.
28. No cooking, baking or similar activity is permitted outside of the kitchen area.
29. No vertical or horizontal projection, machinery or device shall be attached in, or around or upon any part of the Apartment or the property.
30. No unsightly or unsanitary practice which could undermine the sanitation, health, or appearance of the building interior or exterior shall be permitted.
31. No activity carried on within the Apartment will be permitted which threatens the health, safety, or property of any building occupant or Lessor.
32. Plumbing and electrical facilities in the apartment shall be maintained diligently and neatly at all times.
33. The use of water furniture and barbeque grills is prohibited in the apartment or on the balcony or in any undesignated common area of the building.
34. If the building is served by an elevator, Tenant must reserve move in times in accordance with the Lessor’s policies.
35. The Rules and Regulations are not exhaustive and may be supplemented or modified from time to time upon written notice from tenant.
Any violations of the above outlined Rules and Regulations will be held as grounds for tenant review, charges for damages and/or cleaning services as well as lease termination or renewal refusal. I acknowledge receipt of the Welcome Packet and Landlord Rules & Regulations. I agree to adhere to the Rules and Regulations. I further agree and accept all responsibility as it relates to my failure to follow these Rules/Regulations and all costs associated with same,
